Trothwy sets up home at Fountain House

Social care provider Trothwy Cyf, part of the Gwalia Group has taken offices at the Fountain Court office scheme on Cardiff’s outskirts to locate its new south east Wales offices.

Trothwy is the third occupier of the speculative scheme at St Mellons Business Park, joining Stradform and Opus International.  The scheme, developed by Wingwest in joint venture with Jonathan Hodge of Carlyle Property, comprises three buildings providing 36,750 sq ft modern energy efficient office accommodation.


Trothwy Cyf provides housing, care and support  to vulnerable people enabling them to be more independent and involved in their local communities. Trothwy supports a range of people with different needs and covers extensive areas in west, mid and south Wales across 14 local authorities.


“Our move to St Mellons consolidates two of our former offices; it is ideally located to serve our clients and staff who live and work in the Cardiff and Newport area. The offices provide modern comfortable working space in a very pleasant environment, along with easy parking facilities,” said Arjan Ali, Business Manager of Trothwy Cyf. 
Trothwy has taken 7,563 sq ft, the entire first floor of Fountain House. The deal leaves just 13,952 sq ft of space available to let.


Ken Haines of Wingwest said, “We are pleased that Trothwy have joined us at this exciting time for the area and believe that our scheme will help to reestablish St Mellons as one of the premier Business Districts in South Wales.  This will be further enhanced by the exciting proposals for the Cardiff Hub and a new railway station just to the south.”

“When one considers the great access and environment it enjoys, together with attractive rental terms that an out-of-town location can offer, then St Mellons is going to be an important location for many years.”
Alex Easton of DTZ commented “We are delighted that Trothwy Cyf have chosen Fountain House in the face of stiff competition, a testament to Wingwest’s investment and attention to detail.”
John James of Fletcher Morgan added “Fountain House and Fountain Court provide grade A space at reasonable rent, rates and service charge combined at a time when controlling occupational costs is increasingly critical to budgets.”


“The energy efficiency factor was significant in the decisions of both Trothwy Cyf and Opus International in choosing Fountain Court. Following these lettings, we now have only 3775ft in unit A and 5275ft per floor in unit B available,” said King Sturge’s Huw Thomas. DTZ, King Sturge and Fletcher Morgan are agents for the scheme.
